THE SELLING PROCESS

Let’s Meet and Plan

The very first step in the process is for us to meet and discuss your home, plans, timeline, and listing price.

Prepare the house

It’s important to get the home ready for sale. This can include decluttering, painting, fixing, upgrading, cleaning, and/or staging the home. Get pre-inspection.

Marketing Time

For us to get professional photos taken of your home and create marketing materials. I will then get to work creating my marketing plan for your home in various ways – online, print materials, etc.

Forms

Make sure we have all forms to list the home filled out and ready! Seller disclosure, lead paint form, and any other important disclosures we need to include.

List & Show Time

To list your home on the NWMLS, execute marketing plan, and start showing the house!

Offer time

Review offers, negotiate, and accept an offer! Woohoo!

07
Closing Process

Appraisals, inspections, contingencies oh my! Time to sign documents and work with escrow.

Close Deed

is recorded and ownership is transferred. Escrow will release your sales proceeds at this time. SOLD!

It really depends on the condition and construction of the older home. If it’s built well, has been maintained and updated, and doesn’t require much work, it can be worth the same value. This is really on a case by case basis.

No, in WA state it is not required to hire an attorney for selling your home. However, it’s always a good idea to have a legal expert on your side when dealing with such an important transaction.

I suggest visiting the WA Department of Revenue website here. They should keep this updated with real estate excise tax rates and information.

According to realtor.com, on average a staged home sells 88% faster and for 20% more than a non staged or empty home. Definitely worth it!
